1 The soffit return above the porch
This is the detail worth understanding, because it explains why the same repair comes up again and again here. A gray squirrel does not need to chew vinyl. It works a finger-width lift into a full panel edge over two or three sessions, and from there the whole soffit cavity is open, usually at the boxed return above a porch or a garage.
Then the panel drops back. That is the cruel part. The animal is inside, the opening closes behind it, and the homeowner stands on the driveway looking at a soffit with nothing visibly wrong and concludes the noise must be coming from somewhere else. A lifted panel is obvious from a ladder and invisible from the ground, which is the single best reason to insist that somebody actually goes up.
Gable vents from the same years make it worse. Louvered gables on 1990 to 1995 construction were commonly fitted with no screen at all, or with light insect mesh that stops nothing bigger than a wasp. A gable sits at the highest, least inspected point of the house, shaded and out of the weather, which from an animal’s point of view is a better door than anything at ground level. On a lot of Powder Springs houses, re-securing the returns and screening two gables is the entire job.
2 Perimeter lots and interior lots are different houses
A great many Powder Springs subdivisions were platted right up against creek buffers, detention ponds and undeveloped wooded edges, so the back third of those lots is mature hardwood that the county will not let anyone clear. That is permanent squirrel and raccoon habitat thirty feet from a roof, and the limbs have had since 1992 to grow across the gap.
Houses on the interior of the same subdivision see noticeably less traffic than the ones on the wooded perimeter, which is worth knowing before you accept a scope written as though every house on the street were identical. If you are on the buffer, the trimming matters more than anywhere: cut back the limbs that have grown toward the roof since the neighborhood went in, and the easiest route to your soffit stops existing.
Ask them to go up the ladder
A lifted soffit panel cannot be seen from the driveway. Tell a licensed local crew which elevation the noise is on and whether you back onto the buffer.
3 What a real seal looks like on vinyl
Nothing holds a fastener in a vinyl panel, so the repair cannot simply be screwed to it. Either the panel comes down and goes back over galvanized hardware cloth fixed to framing, or the closure is made behind the panel at the back of the soffit box. Gable louvers are screened from the inside of the attic with hardware cloth fastened to the frame, which leaves the vent doing its job and closes the opening. Foam squirted into the channel looks finished from the ground and lasts a season.
Ask for the proposal broken out by opening. A crew that has been up the ladder can list them: north return lifted, two gables unscreened, dryer flapper gone. A single round figure with no openings named means nobody has checked the most common Powder Springs entry, and the sealing you are paying for may not include it.
Everything else follows the county pattern. Trapping clears the attic; sealing is what ends it, and a proposal with trapping and no sealing is a proposal to repeat the visit next autumn. Seal all but the main run, get the animals out, close the last opening when the space is empty — and get it done before the middle of October, when overnight lows drop and the calls start. How do squirrels get through vinyl soffit with no visible damage?
They lift it rather than chew it. The panel sits in a channel at the fascia instead of being fastened tight, and thirty years of movement leaves enough play to work it open. Once the animal is past, the panel settles back. That is why so many Powder Springs homeowners are convinced they have no entry point.
Do I need the gable vents screened if the soffit is sealed?
Yes. Gables of this era were often installed unscreened or with insect mesh. Closing one route and leaving the other open just redirects the traffic, and doing both on the same visit saves a second trip up the same ladder.
My lot backs onto a creek buffer. Can anything fix that?
Not the woods, which are protected and permanent. What you can change is whether your house is a usable option. Cut the limbs that have grown across toward the roof since the subdivision went in, then close the roofline. Perimeter lots will always see more traffic; sealed perimeter lots just do not host it.
Why is trapping on its own the wrong answer?
Because the lifted panel is still lifted and the gable is still open when the traps come out, so the next squirrel finds a vacancy rather than a competitor. Exclusion is the part that ends it, and late summer is the sensible window, before the nights cool and every calendar fills.
