Termite Inspection Cost in Georgia (2026)

We are a referral service, not a pest control contractor — we may be paid when you call. Full disclosure.

A termite inspection in Georgia costs $75–$150 when it is being done as a WDO report for a home sale, and is frequently free when an operator is quoting treatment. Those two things are not the same inspection, and confusing them is the most common way homeowners overpay.

The two kinds of termite inspection

Type Cost When you need it
Sales inspection Usually free Operator is quoting you treatment. No document produced.
WDO report / termite letter $75–$150 Real estate transaction. Signed, licensed, lender-accepted.
Annual bond inspection Included in bond Part of a $200–$475/yr contract.
Do not pay for a sales inspection. If a company charges to look at your house before quoting treatment, call someone else. The paid inspection is the WDO report, and it exists because a lender requires a signed document — not because looking is expensive.

What the inspector actually checks

Perimeter foundation walls and piers for mud tubes, the crawlspace if there is one, accessible framing for hollow or blistered wood, and windowsills and door frames for discarded wings. Thirty to sixty minutes on a typical single-family home.

They cannot open walls. A clear report means nothing was visible where the inspector could look — it is not a certification that the house is termite-free, and the exclusions are listed in a section most buyers never reach.

Common questions

Is the termite inspection the same as the termite letter?

The letter — formally the WDO report — is the document produced by a paid inspection, costs $75–$150, and is required for most Georgia real estate transactions. A free sales inspection produces no document.

Who pays for it in a Georgia home sale?

Typically the seller, though it is negotiable and occasionally shifts to the buyer in a competitive market.

How long is it valid?

Most Georgia lenders want a report dated within 30 days of closing. Older ones get rejected routinely.

When is the worst time to book one?

General pest service in metro Atlanta is typically available within 24–72 hours. Termite inspections during the March–May swarm run two to three weeks out. Order early if you are closing in spring.
